What happened in January 2025
Calgary recorded 1,449 sales in January 2025, 12.1% fewer than the same month a year earlier. Sellers brought 2,896 new listings to market, leaving 3,640 properties in inventory — 68.9% more than a year ago. At the month's pace of sales that is 2.5 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $581,800, up 2.9% year over year and down 0.1% on the month. By property type, semi-detached homes were the strongest year over year at +8.0%, and row / townhouse the weakest at +5.2%.
