The benchmark sale price in Calgary in February 2025 was $586,300, up 1.1% year over year. 1,718 homes sold against 2,830 new listings — 2.4 months of supply, a balanced market.
What happened in February 2025
Calgary recorded 1,718 sales in February 2025, 19.4% fewer than the same month a year earlier. Sellers brought 2,830 new listings to market, leaving 4,147 properties in inventory — 75.9% more than a year ago. At the month's pace of sales that is 2.4 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $586,300, up 1.1% year over year and up 0.8% on the month. By property type, semi-detached homes were the strongest year over year at +6.6%, and row / townhouse the weakest at +3.2%.
