What happened in March 2025
Calgary recorded 2,156 sales in March 2025, 18.9% fewer than the same month a year earlier. Sellers brought 4,018 new listings to market, leaving 5,153 properties in inventory — 102.7% more than a year ago. At the month's pace of sales that is 2.4 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $590,300, up 0.1% year over year and up 0.7% on the month. By property type, semi-detached homes were the strongest year over year at +4.6%, and row / townhouse the weakest at +2.3%.
