The benchmark sale price in Calgary in April 2025 was $589,200, down 1.3% year over year. 2,230 homes sold against 4,037 new listings — 2.6 months of supply, a balanced market.
What happened in April 2025
Calgary recorded 2,230 sales in April 2025, 22.4% fewer than the same month a year earlier. Sellers brought 4,037 new listings to market, leaving 5,868 properties in inventory — 116.1% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $589,200, down 1.3% year over year and down 0.2% on the month. By property type, semi-detached homes were the strongest year over year at +3.2%, and apartment the weakest at +0.2%.
