What happened in May 2025
Calgary recorded 2,559 sales in May 2025, 17.2% fewer than the same month a year earlier. Sellers brought 4,840 new listings to market, leaving 6,744 properties in inventory — 98.1% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $588,300, down 2.4% year over year and down 0.2% on the month. By property type, semi-detached homes were the strongest year over year at +2.4%, and row / townhouse the weakest at -1.7%.
