The benchmark sale price in Calgary in June 2025 was $584,600, down 3.4% year over year. 2,284 homes sold against 4,223 new listings — 3.0 months of supply, a balanced market.
What happened in June 2025
Calgary recorded 2,284 sales in June 2025, 16.6% fewer than the same month a year earlier. Sellers brought 4,223 new listings to market, leaving 6,944 properties in inventory — 83.5% more than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $584,600, down 3.4% year over year and down 0.6% on the month. By property type, semi-detached homes were the strongest year over year at +1.1%, and apartment the weakest at -3.3%.
