The benchmark sale price in Calgary in July 2025 was $581,100, down 3.9% year over year. 2,096 homes sold against 3,911 new listings — 3.3 months of supply, a balanced market.
What happened in July 2025
Calgary recorded 2,096 sales in July 2025, 11.7% fewer than the same month a year earlier. Sellers brought 3,911 new listings to market, leaving 6,919 properties in inventory — 66.4% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Calgary in a balanced market. 54% of the month's new listings sold.
The benchmark price across all property types was $581,100, down 3.9% year over year and down 0.6% on the month. By property type, semi-detached homes were the strongest year over year at +0.8%, and apartment the weakest at -4.8%.
