The benchmark sale price in Calgary in August 2025 was $576,000, down 4.0% year over year. 1,986 homes sold against 3,477 new listings — 3.4 months of supply, a balanced market.
What happened in August 2025
Calgary recorded 1,986 sales in August 2025, 9.0% fewer than the same month a year earlier. Sellers brought 3,477 new listings to market, leaving 6,659 properties in inventory — 48.3% more than a year ago. At the month's pace of sales that is 3.4 months of supply, which puts Calgary in a balanced market. 57% of the month's new listings sold.
The benchmark price across all property types was $576,000, down 4.0% year over year and down 0.9% on the month. By property type, semi-detached homes were the strongest year over year at +0.4%, and apartment the weakest at -5.8%.
