Calgary recorded 1,716 sales in September 2025, 14.2% fewer than the same month a year earlier. Sellers brought 3,782 new listings to market, leaving 6,919 properties in inventory — 36.6% more than a year ago. At the month's pace of sales that is 4.0 months of supply, which puts Calgary in a buyer's market. 45% of the month's new listings sold.

The benchmark price across all property types was $571,400, down 4.0% year over year and down 0.8% on the month. By property type, semi-detached homes were the strongest year over year at +0.9%, and apartment the weakest at -6.5%.
