The benchmark sale price in Calgary in March 2026 was $564,500, down 4.4% year over year. 1,877 homes sold against 3,408 new listings — 2.9 months of supply, a balanced market.
What happened in March 2026
Calgary recorded 1,877 sales in March 2026, 12.9% fewer than the same month a year earlier. Sellers brought 3,408 new listings to market, leaving 5,404 properties in inventory — 4.9% more than a year ago. At the month's pace of sales that is 2.9 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $564,500, down 4.4% year over year and up 0.9% on the month. By property type, semi-detached homes were the strongest year over year at -0.8%, and apartment the weakest at -9.3%.
