Calgary recorded 1,523 sales in February 2026, 11.4% fewer than the same month a year earlier. Sellers brought 2,766 new listings to market, leaving 4,829 properties in inventory — 16.4% more than a year ago. At the month's pace of sales that is 3.2 months of supply, which puts Calgary in a balanced market.

The benchmark price across all property types was $559,400, down 4.6% year over year and up 1.1% on the month. By property type, semi-detached homes were the strongest year over year at -0.4%, and apartment the weakest at -9.3%.
