Calgary recorded 1,233 sales in January 2026, 14.9% fewer than the same month a year earlier. Sellers brought 2,785 new listings to market, leaving 4,395 properties in inventory — 20.7% more than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $553,400, down 4.9% year over year and down 0.2% on the month. By property type, semi-detached homes were the strongest year over year at -1.1%, and apartment the weakest at -7.7%.
