Calgary recorded 1,656 sales in August 2026, 16.6% fewer than the same month a year earlier. Sellers brought 3,141 new listings to market, leaving 6,516 properties in inventory — 2.1% less than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Calgary in a balanced market. 53% of the month's new listings sold.

The benchmark price across all property types was $569,800, down 1.1% year over year and up 0.1% on the month. By property type, semi-detached homes were the strongest year over year at +1.0%, and apartment the weakest at -8.2%.
