Calgary recorded 1,899 sales in July 2026, 9.4% fewer than the same month a year earlier. Sellers brought 3,323 new listings to market, leaving 6,632 properties in inventory — 4.1% less than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Calgary in a balanced market. 57% of the month's new listings sold.

The benchmark price across all property types was $569,200, down 2.0% year over year and down 0.6% on the month. By property type, semi-detached homes were the strongest year over year at -0.3%, and apartment the weakest at -8.4%.
