What happened in November 2025
Calgary recorded 1,547 sales in November 2025, 13.7% fewer than the same month a year earlier. Sellers brought 2,251 new listings to market, leaving 5,587 properties in inventory — 28.3% more than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Calgary in a balanced market.
The benchmark price across all property types was $559,000, down 4.7% year over year and down 1.3% on the month. By property type, semi-detached homes were the strongest year over year at -1.0%, and apartment the weakest at -7.4%.
